摘 要：可行性研究报告是房地产开发过程中的一个环节，它可以提高项目投资决策水平，降低项目建设风险，优化项目产品类别选择，是项目决策的重要依据。本文是以苏州市高新区大运城项目为例，根据可行性研究报告的编制方法，结合各种研究资料，对该项目的所在城市人口、政策、经济、房地产市场进行分析，结合项目周围已开发的房地产项目，对项目开发产品进行优化选择，对项目提出建设意见。依据本文方案，项目总出让面积为55697。2㎡，测算此项目财务净现值为20789。82万元，项目财务内部收益率为18。95%。根据相关数据分析，此项目在经济方面有一定的可行性。76590
