本文首先根据我国房地产上市公司融资统计数据,分析我国房地产业的发展历程和房地产上市公司发展现状、产开发资金来源现状、债务融资现状;其次通过对保利地产的实际走访调查,找出保利地产发展现状、财务状况、债务融资结构、债务融资结构存在问题和原因;然后根据实地调查的数据分析保利地产债务融资结构与公司治理和企业绩效的互动效应;最后从合理安排债务融资规划、拓展债务融资渠道、提高有资金比例、建立公司债务融资绩效考评体系和完善公司债务融资风险监督预警机制等方面,优化保利地产债务融资结构。
