摘要:随着时代不断地变迁,我国的经济和科技都在高速的发展,在这段快速发展的时期,房地产业的发展则最为亮眼,房地产业与国民经济二者相辅相成,推动着彼此的快速发展。然而发展过快必然会产生很多的隐患与问题,所以此论文的目的是介绍房地产项目前期策划的内容与方法,针对一些现已被发现的显著问题,提供一些解决的方案和办法。根据一些国内外的文献,分析我国目前的房地产业与房地产市场的现状。52615
由于目前我国对房地产业的管理还不够规范,许多的项目开发商缺乏专业的知识与指导,所以能尽快的使房地产策划公司形成一个规范的市场迫在眉睫。对房地产市场的环境作出科学的分析,利用PEST分析和SWOT分析得出一个即全面又合理的基本资料,通过对市场变化的分析来进行房地产项目的价格定位。从对市场进行调查,有一个充分的理解,到最后如何应用这些客观的数据来作出一份最优的策划方案,以迎合房地产市场的有效需求。

With the times constantly change, China's economy and science and technology are in high speed development, in this period of rapid development period, the development of the real estate industry is the most dazzling, the real estate industry and the national economy are two complement in each other, promoting rapid development of each other. So the purpose of this paper is to introduce the content and methods of the real estate project prophase planning, and to provide some solutions and methods to solve the problems that have been discovered. According to some literatures at home and abroad, the present situation of real estate and real estate market in China is analyzed.
Due to the current management of the real estate industry in our country is still not up to standard, many project developers lack professional knowledge and guidance, so make real estate planning company form a regulated market is imminent. On the hand of real estate market environment to make a scientific analysis, using PEST analysis and SWOT analysis to draw a comprehensive and reasonable basic information, through the analysis of the market changes in the real estate project price positioning. From the market survey, there is a full understanding, to the end of how to apply these objective data to make an optimal planning scheme to meet the effective demand of real estate market.
