摘要:“衣食住行”是人类社会永恒的话题,而住房消费在我国居民的生活消费中所占比例逐渐加大,因此房地产问题越来越密切的关系着民生问题。2014年以来,房、地关系异常紧张,土地供应总体减少但是地价和房价却持续上升,一二线和三四线城市分化严重,虽然国家出台了一系列政策调控市场,对房地产市场的稳定发挥了积极的作用,但是在长期的发展中依然留存下来很多问题,最明显的就是高房价和去库存问题。所以,研究土地供应与高房价的因果关系,有利于库存的减少,对房地产市场的稳定和民生的保证具有积极意义。文章从分析2014年以来整个房地产市场的现状开始,通过对房地产市场现状有一个清晰的认识和比较,从而研究土地供应与房价的关系,得出结论并发现问题,最后提出一些政策建议。95107

Abstract: The "basic necessities of life" is an eternal topic of human society, and the proportion of housing consumption in China's residents living consumption is gradually increasing。 So the real estate problem is closely related to the livelihood of the people。 Since 2014, the relationship of the house and the land is abnormally nervous。 The supply of the land has been reducing but the housing price has been continuing to rise。 The differentiation of the first or the second line cities and the third or the fourth line cities is serious。 Although our country has issued a series of policies to regulate the market and has played a positive role in stabilizing the real estate market, the long-term development still remains a lot of problems。 The most obvious is the high housing prices and inventory problems。 Therefore, the study of the causal relationship between the land supply and the high housing prices is conducive to the reduction of inventory and has a great significance on the stability of the real estate market and the guarantee of people's livelihood。 This paper analyzes the status quo of the entire real estate market since 2014。 Through a clear understanding of the current situation of the real estate market and comparison, so as to study the relationship between land supply and housing prices, draw conclusions and find problems, and finally put forward some targeted suggestions。
