摘  要随着社会经济的发展,市场经济体制越来越完善,投资活动也变得活跃,遍及社会生活各个方面,由于这样的背景,我国的产业结构也有了大的变化,第三产业所占比例越来越大。自从中国加入WTO以来,人民的生活水平逐渐提升,对房屋的要求也大提高,所以房地产业朝着健康、稳定的方向发展,现如今,已经是经济进步的支撑产业,其投资占比也远远超出我们的预想[1]。但是因为房地产存在投资周期长、投资周转资金大、位置固定、变现难等特征,导致房地产投资存在着极高的风险[2]。房地产开发集合了全面性、专业性、技术难度极高、环节多的经济活动,任何环节出现问题都会导致投资失败。尤其近几年,出现了大量空置房、搁置的工程、一些房地产公司破产等负面想象,更要求我们进行投资风险分析。如何评估和判断那么多的风险,并且有效地规避这些风险是房地产从业者目前迫切需要解决的问题[3]。32375
本文先介绍了房地产投资所处的背景、目的及意义,后面以黄金国际项目为例,采用查阅文献、定性与定量分析方法进行了房地产项目投资风险研究,投资阶段利用敏感性的分析,建设阶段利用层次法,销售阶段利用盈亏平衡法,研究结果显示房地产投资是一个复杂、高风险的过程,受各方面因素的影响,结果表明我们需要加强房地产项目的管理及可行性研究,根据探究结果,提出降低投资风险的对策意见。通过例证研究,将理论用于实践当中,使存在的风险和对策更加切合实际,希望对其他项目有参考和借鉴作用。

Abstract
    Along with social economy development, the market economy system more and more perfect, investment activities also become active, throughout all aspects of social life, because of such a background, the industrial structure of our country also has the big change, the tertiary industry accounted for proportion is more and more. Since China's accession to the WTO, people's living standards gradually improved, the housing requirements are also increasing, so the real estate industry towards the direction of healthy and stable development, nowadays, is the supporting industry of economic progress, the investment proportion is far beyond our expectation . However, because of the long investment cycle, large investment turnover, fixed position and difficulty in real estate investment, the investment of real estate is very high risk . Real estate development set a comprehensive, professional, technical difficulty, the link of economic activities, any link problems will lead to investment failure. In particular, in recent years, a large number of vacant rooms, shelved projects, some Real Estate Company bankruptcy and other negative imagine, more requires us to invest in risk analysis. How to evaluate and judge so much risk, and effectively avoid these risks is the problem that real estate practitioners need to solve now.
    Firstly, this paper introduces the background, purpose and significance of real estate investment, behind gold international project as an example, by means of consulting literature, qualitative and quantitative analysis methods to the research on the investment risk of real estate project. Investment stage using sensitivity analysis, construction phase by using hierarchical method, using the method of breakeven sales stage. The research results show real estate investment is a complex, high-risk process, the influence of various factors, results showed that we need to strengthen the management and feasibility research of the real estate project, according to the research result, put forward reduce investment risk countermeasures and suggestions. Through the case study, the theory is used in practice, the risk and countermeasure are more practical, and it is hoped to have reference and reference to other projects.
