摘要当前房地产企业已成为影响国民经济的重要行业,房地产企业融资也越来越收到人们的重视,但在国家房地产政策调控和经济危机的影响下,房地产企业融资暴露了许多问题。本文首先阐述了我国房地产商现阶段还以银行信贷作为主的形势下遇到的各种困难,表明房地产融资渠道突破与创新的必要性,同时本文还对当前国内房地产企业的融资进行了概括,在当前房地产市场高速发展,商品房销售额逐年提高的背景下,我国房地产企业融资额也在不断提高,国家也相继出台一些有利于其发展的政策,房地产商们需要对房地产融资渠道进行研究以规范融资市场。在第三、四章本文通过对当前我国主要的房地产融资渠道和存在的问题,分析其在国内房地产融资初步发展的环境下,存在的融资渠道单一,融资环境不稳,国私企之间差异较大和法律制度不健全等问题,得出了房地产融资渠道需要突破与创新的结论。本文还针对性的提出来几点关于融资渠道的几点意见,提出必须通过突破与创新来构建多元化的融资体系,建立健全融资相关的法律来降低融资风险,才能使房地产企业高速发展,达到提高人民生活水平的目的。50629

Abstract  Current real estate enterprises have become an important economic impact on the industry,the real estate corporate finance are increasingly receiving attention,but in the national housing policy regulation and economic crisis, the real estate corporate finance has exposed many problems. This paper first describes the present stage of the real estate business to bank credit situation as the main difficulties encountered, indicating that the real estate financing channels necessity breakthrough and innovation, but also on the current paper to finance domestic real estate enterprises have been summarized, said that the rapid development in the current real estate market, real estate sales increase year by year in the context of the amount of real estate corporate finance is improving, the state have also introduced a number of policies favorable to their development, real estate agents who need to conduct research in the real estate financing channels regulate finance market. In the third and fourth chapters Based on the current China's major real estate financing channels and problems, to analyze the initial development of real estate financing in the domestic environment, there is a single channel financing, financing environmental instability, differences between countries than private Japanese legal system is not perfect and other issues, and the need to break the real estate financing and innovation conclusions.
