摘要:本文以上海商品住房价格为研究主体,结合上海虹桥交通枢纽的建设,详细分析了上海商品住房价格的影响因素,并在此基础上预测了房价未来一段时间的走势,之后有选取了虹桥枢纽周边的典型版块,对其房价进行详细的分析和预测。63459

  本文从前人研究的基础上,从商品住宅价格的成因、影响因素及其预测方法方向出发,开展了虹桥交通枢纽建设对房价影响的相关研究,第一部分阐述了研究背景、意义、框架及内容,并对相关国内外文献进行综述。第二部分总结了商品住宅价格的影响因素,第三部分着重讲了上海房地产市场的发展状况及现状,第四部分讲述了与交通枢纽相关的区位、可达性、地价理论,第五部分对商品住宅价格做了模型预测分析,取自2011-2015年数据进行分析,运用多元回归模型,对上海市商品住房的价格作了初步的预测及分析。第六部分讲述了交通枢纽的概况和理论,采用就近选取的办法着重分析了虹桥综合交通枢纽周边典型小区的房价,建立一元线性回归模型并对该小区的房价进行了预测分析,最后对商品住宅的容积率、建筑面积、距离交通枢纽的距离作了相关性分析。
