摘要自我国城镇住房制度改革以来,房地产业快速发展。因为住房需求的刚性特点,房地产住宅市场价格的变化和百姓的生活息息相关,随着人口的增多,住房需求量的扩大,在很多城市都出现了房价过高的现象。商品房本质上是一种商品,所以房地产住宅市场价格也受到供给与需求两方面的影响。本文以徐州市住宅市场为例,对市场上住房的供给与需求进行理论研究,结合问卷调查和徐州房地产市场多年来的数据分析,探究房地产价格的主要影响因素,特别是供求关系的影响。分析供给与需求的变化引起价格变动规律,并对目前徐州市房地产住宅市场所存在的问题提出对策,从供给端和需求端双向出发,共同规范市场秩序,促进房地产市场良性发展,健康发展。72305
