摘要小区房修管理是一个费时费力的事情，业主反映情况无果或者根本不知道向谁反映的现象时有发生，为了有序的管理和解决问题需要一个有效的管理方法。安排工作人员定期查看虽然可行，但毕竟太过浪费。所以让业主自己反映情况，等待物业处理，因此物业房修系统出现很有必要。物业房修这一系统减少不必要的反映时间同时便于记录业主房屋存在的问题以便于及时处理，更快更好的找到解决办法。84327

    物业房修管理系统是针对物业房修方面开发的一款以业主维修管理为基础的物业房修管理软件。该系统是以Microsoft Visual Studio 2013为开发平台、用SQL Server 2014对数据进行管理、运行于 IIS之中、采用asp。net技术建立的。从管理员、维修人员、业主三个层面实现对业主、维修人员等的基本信息登记、查询和管理，对房屋的报修的受理、报修任务的下达及报修结果的反馈等功能，其目的在于规范化小区人员登记以及维修受理等工作。优化了效率低下的人工管理方式，替代了繁琐的纸张登记时代，最大限度的满足需求，优化资源，降低成本，实现利益的最大化。

本论文严格遵循软件工程的思想，从系统的可行性分析、需求分析、系统设计、系统实现及系统测试等方面阐述了对物业房修管理系统的开发过程。
