摘  要：最近这几年，为保证房地产市场的稳定，针对于房地产市场，国家加大了调控收紧的力度，这也使得我国宏观经济增加了诸多不确定的因素。这也意味着处于激烈漩涡中心的我国各大房地产企业需要面临更多的挑战。如何在竞争激烈的市场中能够凸显自己的优势成了各大房地产企业制定项目目标的关键。其中，一个清晰合理的财务状况是一个优秀房地产企业运转的基础。本文通过第三方的角度，从网上得到的一些企业年报与财务信息对我国目前房地产企业中的佼佼者万达房地产进行财务分析，了解这家公司和房地产产业的特点，也可作为国内其他房地产公司的借鉴参考。92872

1 引言

1。1 研究背景

由于历史遗留原因，我国的经济体制完善的进度较慢，这也导致了房地产行业在我国的发展速度缓慢，直到八十年代起，我国房地产行业才进入起步阶段，但距离市场化还有很长一段时间。后来直到1998年《关于进一步深化住房制度改革加快住房建设的通知》下达后，我国房地产才逐步走上了市场化，商品化的道路，以至于与房地产相关的上下游企业例如建造业、水泥产业、室内家具等都得到了快速地发展，成为了国民经济的重要支柱。
