摘要:近年来,随着我国对房地产的调控逐渐加强,房地产行业的发展受到很大的影响,商品住宅开发也随之面临很大的风险。在这种环境下,商品住宅市场波动较大,开发风险增加。因此本文尝试研究了商品住宅开发的风险以及风险的管理措施。23702
本文主要研究商品住宅开发的风险及风险的应对管理。首先对商品住宅开发风险进行相关理论分析,然后在此基础上阐释风险因素并分析我国商品住宅开发的系统风险和非系统风险。最后以上海一个商品住宅项目为例进行分析,从而提出应对项目风险的建议性措施,减小商品住宅开发的风险,恢复房地产开发商的投资信心,稳定商品住宅消费者的购买情绪,保证房地产市场的正常有序发展。 毕业论文关键词: 商品住宅开发风险;风险应对;风险评价模型
Study on Development Risk Management of Commodity Housing
Abstract:In recent years, as China's macro-control of real estate increased gradually,the development of the real estate industry greatly affected, commodity residential development is faced with a great risk. In this environment, the commodity housing market fluctuations,increases the risk of developing. Therefore, this paper attempts to study the risk of residential development and risk management measures.
This article mainly studies on development risk analysis and management of commercial residence. Firstly, the related theoretical analysis on the development of risk and the risk of residential development, and then on the basis of the interpretation and analysis of risk factors of system risk and non system risk of China' s commercial housing development. At last taking a project in shanghai as an example to applying the housing development risk. And thus it can find the management to control project development risk, reduces the risk of commercial residence development, restore the confidence of the real estate developers. And it can also make the consumers’ emotion stable, ensure the residential property market develops normally and in an energetic and orderly fashion.
