摘 要 随着住房制度商品化改革,我国房地产市场欣欣向荣,逐步成为影响国计民生的重要产业之一。为了把握杭州市房地产市场的整体走向,就需要一种科学的方法对杭州市住宅价格进行全方位的分析与评估。
本次研究利用样本点数据空间插值结果,比较分析房价数据在时空上的分布变化,对典型房价变化区域进行GIS调查分析,探究杭州城市住宅价格影响因素与价格变化的相互关系。本研究利用杭州典型小区近年来的价格制作空间插值图,不同时间的价格变化的得到空间插值图的动态演变图鉴,从中分析杭州房地产市场整体的市场需求状况,每一件商品都有其价值,不同地区的房产有不同的价值,它在一定程度上反映了该区域的经济大情况,因此本项目根据空间插值的结果图,通过房价的数据曲面的分布分析得出不同区域的经济背景情况。利用不同年度同一月份的空间插值图相减所得的房价增长变化图,对杭州房价变化典型区域进行进一步的空间分析,叠加路网、医疗服务、商业、休闲娱乐等矢量数据进行分析讨论,探寻区域房价变化的影响因素。运用ArcGIS软件分析地理要素特征空间,获得杭州市住宅价格时空分布规律;通过对《杭州市住宅价格影响因素调查问卷》结果的统计分析,确定区域空间分析的叠加要素和缓冲区半径,进行一系列的叠加分析和缓冲区分析,定性评估各住宅价格影响因素对住宅价格的影响状况。90040

With the commercialization of the housing system reform in our country, the real estate market of our country grows vigorously, gradually become one of the important industry of national economy and people's livelihood。 In order to grasp the hangzhou real estate market overall trend, we needs a scientific method on housing price in hangzhou city comprehensive analysis and evaluation。
This study using the sample point data space interpolation results, comparative analysis of housing data in time and space changes, the distribution of the typical house prices change area of GIS analysis, explore the relationship of hangzhou urban housing price factors and the price change。 This research use the price of the hangzhou typical production in recent years making space interpolation, Dynamic evolution map figure of spatial interpolation abut different times of the price changes to analysis the hangzhou real estate market overall market demand situation, each item has its value, the value of house in different regions are different, to some extent, it reflects the economic situation in that region, so the project according to the result of spatial interpolation figure, and the analysis of the data surface get the different economic background in different areas。 Making reduction of the interpolation data about price in the same mouth of different year,get the growth variation, then analyze typical area of change for further。 Overlay network, medical services, business, entertainment and so on,analyze and discuss these vector data , explore the factor on the changes of regional house prices。 Using the software ArcGIS, analyzing the characters of the geographical factors for hangzhou city house price in time and space distribution rule; By the statistical analysis about hangzhou city house price influencing factors questionnaire resultsto determine the stack elements of regional spatial analysis and buffer radius,make a series of overlay analysis and buffer analysis to obtain the qualitative assessment of the affact between influence factors on the residential property prices and price。
